Choosing a home, either to rent or to buy, can be a daunting process.  We know that choosing a home is dependent upon several criteria and although these basic criteria tend to stay the same – they can shift in priority, depending on your particular situation.  With a list of considerations that will seemingly go on and on, it might feel impossible to get what you want – but do not fear! When it comes to choosing the right home for you and your family, cutting standards and expectations is not an option – and we will show you how!

One of the first items people consider when choosing a home is – Location! Location! Location! We will be discussing the pros and cons of different locations – but we also want you to consider the other items on your list – such as dimensions, type of family, design and your personal tastes! Of course, not all seven things on our list have to be considered – but keep them handy and remember – the stress will end eventually!

Think about your personal tastes

When selecting a home, the personal tastes of you, or both you and your partner will come into play.  Whether you're looking for something modern, traditional, or even colonial will usually depend upon your geographic location, or even the neighborhood you're choosing from.

One thing to consider is the amount of upkeep or work you're willing to put towards your new home.  If you like renovation or restorative projects, then something older will be a perfect choice.  If you're looking for minimal upkeep and restoration – or if you want something more energy efficient – then choosing a newer home is your best option.

One complaint with newer homes, particularly in developments, is the lack of character or design options. Make sure to work with development companies that will allow your unique design qualities to show through – and especially make sure they offer a wide range of colour palettes for you new home.  As you know, the interior can always be manipulated to your tastes!

Location, location, location

Location is one of those criteria that will undoubtedly be affected by things you can't control – such as the location of your family that you might want to be near – where the best schools are, or where the most convenient shopping is.

When most new homeowners are considering their location they look at family, schools, shopping availability – and last but not least – where they've always seen themselves creating a family. Once you've decided how to prioritise all of the above, it's time to start looking.  Both realtors and current homeowners in neighbourhoods that you're considering are your best bet for getting realistic advice or suggestions of areas to avoid or seek.

Remember – your location will affect the types and styles of homes being offered and most certainly: The cost. We also want to remind you, if you're deciding to move to an area thats mountainous or coastal, make sure that you're speaking with your realtor, or with locals to get advice on how to safeguard your home in the case of natural disasters!

What size of home are you after?

Size is typically dependent on one of two factors, or both: The size of your family and your price range.  Really, there are two ways to consider the right size for you and your family.

Are you an active family that tends to only be home for evenings and weekends? Maybe considering a smaller home with only necessities is all you need.  If you tend to have a larger family, like hosting family events, or if you are someone that works predominately from home – then adding more space for comfortability is wise.  Remember – children being in your home is a rather temporary experience once they decide to live on their own – so any extra space you consider for your children will be space you will be left with once they're gone.  This is important to note, as many people find themselves purchasing, yet another home to downsize, once the younger ones are out of the house.

Our advice? Yes, buy what you need for your family – but keep it smaller than larger so it's a home you can stay in for a lifetime – if need be.

Price range?

Price is definitely one of the most important consideration when either buying or renting a home. Some experts claim that your mortgage or rent should never be more than 25% of your income – but these estimates vary.  Your geographic location has a lot of weight here, as what you can get for your money varies widely.  If you're thinking of a starter home – we suggest keeping it small, and even older. Of course, buying an older home can be difficult once it's time to expand for any number of reasons – children being number one.

It is wise to sit down and speak with a financial planner when thinking about renting, or especially purchasing your first home.  Inspections are also wise, as the energy efficiency and condition of your home will definitely affect your finances down the road!  It is one of the hardest things about buying a home – but make a budget and stick to it!

Long-term vs. short-term

Are you younger, possibly in school, or are not interested in having a family just yet? Then a short-term rental is what is right for you.  Not just because the rent is more than likely lower than a house payment – but because of maintenance!  Renting has a lot of advantages – lower costs, all-inclusive rent (energy, heat, internet, etc;) and when something goes wrong, it is most likely not solely your responsibility to fix it!   Most cities have an average rent – but depending on amenities and neighborhoods – even rent can fluctuate greatly.  Renting is a great option for those that want to travel, or want to have the ability to save in preparation for a long-term home!

If you're looking to settle down and want a home that you can see yourself in for the 5-10 years, then a long-term home or flat out purchasing is your best option.  Now, this will come with more financial matters to work out – like insurance, separate bills, and most of all, maintenance and upkeep. But for those seeking room for growth and expansion, children, etc; after speaking with a financial advisor, you will quickly find the long-term investment has greater return for you!

Type of style

As we mentioned before – the style of home you want is usually dependent upon the geographic area you decide to live in.  For those of you that can hire a personal, residential architect – then style is no issue for you as you will have the freedom and professional advice to make it happen.  But don't be discouraged if you're currently looking for previous-owned homes or newer developments!

Do your research on contracting companies, architects, and newer developments and see what your options are. Our best suggestion is to find an area you love and take your time with it - driving through town, speaking with residents and researching to see the architectural gems in the community.  Can't find your dream home? That's OK – find  a home that has good bones or structure – with a solid design base you can make all the changes you want, while retaining the original character of the home.
